Upcoming Creek Improvement Project
The creek will soon be excavated and the banks lined with Flexamat. This project is scheduled to begin this week and will likely take several days to complete. Please note that the exit lane to the community may be temporarily blocked at certain times during this project.
Flexamat is considered to be a “permanent erosion control” solution. It consists of concrete blocks (6.5″ x 6.5″ with a 2.25″ profile) locked together and embedded into a high-strength geogrid. There is 1.5″ spacing between the blocks that give the mat flexibility and allows for optional vegetation growth. Landscaping
Fall is a great time to replace dead shrubs. The HOA kindly requests that homeowners with dead shrubs in their landscaping beds replace them by November 30, 2023.
The replacement of dead shrubs with similar shrubs does not require HOA approval; however, if you wish to completely redesign your landscaping beds, please be sure to obtain prior written HOA approval.
The HOA is currently evaluating options for landscaping improvements in the common areas, with the entrance landscaping being the highest priority. Important Reminders
Flower pots, planters, decorations, etc. may not be placed in the common areas (which includes the grass sections between driveways). If you have any questions regarding what is permissible or what is considered to be a “common area,” please email us at HearthstoneManorHOA@gmail.com.
Garden hoses may not be stored on hangers or coiled on the ground. Hoses may be stored in a dark-colored container box, and flexible hoses may be stored in an attractive pot or container on decks.
Only American flags may be displayed on a permanent basis. Flags supporting sports teams are only permitted on game-days.
Guest parking areas throughout the community are meant to be used for guest parking. Residents are not permitted to park long-term in guest parking areas.
Pet waste must be picked up immediately after a pet relieves itself, and residents must always keep their pets on leashes when outside of their homes.
Residents are highly encouraged to leave all of their exterior lighting ON at night to help deter crime.
If you plan on making modifications to your deck, windows, doors, or any other exterior part of your home (including your limited-common area), you must submit an architectural modification request (or an ARC request) for consideration by the HOA Board. The request must be approved in writing prior to beginning any work. The ARC request form can be found on the Hearthstone Manor website (hearthstonemanor.net) under the Forms tab.
Meeting minutes, financial reports, governing documents, and other useful HOA information can be viewed at any time on the HOA’s website (HearthstoneManor.net).
