Grills
All grills must comply with Metro Nashville Fire Code. Going forward, grills at Hearthstone Manor must meet the following requirements:
- Grills must be positioned at least 10 feet away from combustible exterior walls.
- Grills may only be used on ground-level decks and patios. Grills used on ground-level decks must be natural gas, and they must be fixed to a concrete or masonry base (on top of the deck) that is at least 1 inch thick. If pavers are used to create the base, the seams between pavers must be sealed with mortar or fire resistant caulk. Grills used on patios and decks may not be below an upper-level deck.

Maintenance of Landscaping Beds
The individual homeowners are responsible for the landscaping beds directly adjacent to their units. Landscaping beds must be kept free of weeds and dead plant materials. Black or brown mulch (not red) may be used in landscaping beds.
There are still some homeowners that have not removed their dead shrubs. All dead shrubs must be removed by May 31, 2024. Any dead shrubs not removed by May 31, 2024 will be removed by the HOA’s landscaping company, and the individual homeowners will be billed at cost.

Trimming of Shrubs
The HOA’s landscaping company trims the shrubs throughout the community approximately 4 times per year. The next community-wide shrub trimming is scheduled to occur in late May.
If you do not want your shrubs trimmed, please email us at HearthstoneManorHOA@gmail.com to get on the “do not trim” list no later than May 10, 2024. The following units are currently on the “do not trim” list: 102, 109, 110, 121, 132, 139, 140, 142, 143, 144, 212, 213, 214, 219, 232, 239, & 241
Important Reminders
If you plan to make modifications to your deck, windows, doors, or any other exterior part of your home, you must submit an ARC request for consideration by the HOA Board. The request must be approved in writing prior to work commencing. Exterior paint colors must comply with HOA guidelines.
Garden hoses are not to be on hangers or coiled on the ground. Hoses may be stored in a dark-colored container box, and flexible hoses may be stored in an attractive pot or container on decks.
Guest parking areas throughout the community are meant to be used for guest parking. Residents are not permitted to park long-term in guest parking areas.
Pet waste must always be picked up and disposed of promptly. Pets must remain leashed at all times when in the common areas.
There is a 15 MPH speed limit within the community. Please drive with extreme caution and watch for pedestrians.
