Hearthstone Manor Newsletter – Spring 2023

Landscaping

Many landscaping professionals are recommending that homeowners wait until mid-April before replacing any shrubs that appear to be dead. The HOA will be assessing the condition of common area shrubs at that time. 

The HOA’s landscaping company will trim shrubs throughout the community as needed this Spring, including shrubs planted in homeowners’ limited-common areas, unless your home is on the “do not trim” list. If you would like your home to be added to the “do not trim” list, please let us know by emailing HearthstoneManorHOA@gmail.com no later than 3/31/2023. Please note that shrub trimmings are “all or nothing”- if you notify the HOA that you do not want the shrubs at your home trimmed, none of the shrubs at your home (front or rear) will be trimmed.

Security

Homeowners are encouraged to leave all of their exterior lighting ON at night (front and rear exterior lights). Well-lit areas help prevent crime, and we want to keep Hearthstone Manor as safe as possible. Additionally, please remember to not leave valuables in your vehicles and always keep vehicle doors locked. 

2023 Annual Homeowners Meeting

The 2023 annual homeowners meeting will be held Wednesday, March 29, 2023 at 6:30 PM at Faith Church (15512 Old Hickory Blvd. Nashville, TN 37211). All homeowners are encouraged to attend. If you are not able to attend, please proxy another homeowner to represent you at the meeting. Proxy forms have been emailed and mailed to all homeowners along with the official meeting notice. 

Upcoming Community Projects

The underground drainage pipe at the exit to the community (underneath the Hearthstone Manor sign) is scheduled to be replaced in April. The current underground pipe is original to the property and has been slowly collapsing over the years. The new pipe will be concrete (rather than metal) and should last for many decades. Once this project concludes, it is planned for a nice landscaping bed to be created in front of the Hearthstone Manor sign. 

The HOA is also in the process of obtaining proposals to address issues with sidewalks and driveways throughout the community.

Storm Damage

Storm damage throughout the community has been evaluated, and repairs should conclude in the near future. All roofs were inspected via drone, and thankfully all of the roofs appear to be undamaged. 

Exterior Modifications

Please remember that if you plan on making modifications to your deck, windows, doors, or any other external part of your home (including your limited-common area), you must submit an architectural modification request (or an ARC request) for consideration by the HOA Board. The request must be approved in writing prior to beginning any work. The ARC form can be found on the Hearthstone Manor website (hearthstonemanor.net) by clicking on ARC Form under the Forms tab. Important Reminders
Garden hoses are not to be on hangers or coiled on the ground. Hoses may be stored in a dark-colored container box, and flexible hoses may be stored in an attractive pot or container on decks. 
Guest parking areas throughout the community are meant to be used for guest parking. Residents are not permitted to park long-term in guest parking areas. 
Pet waste must always be picked up and promptly disposed of. Residents must always keep their pets on leashes at all times when outside of their homes.
Meeting minutes, financial reports, budgets, governing documents, and other useful HOA information can be viewed at any time on the HOA’s website (HearthstoneManor.net). In order to access the private side of the website, please register (if you have not already done so).
